1. General education
AnchorPoint Property Co Pty Ltd (ACN 691 487 895), trading as Property Cashflow Institute (PCI), Perth, Western Australia. Content on this site and in PCI education concerns co-living and property business strategies. It is general information, not a recommendation to enter a particular property transaction, financial product or business arrangement, and is not personalised financial, legal, tax, credit or real estate advice.
2. Independent advice and permissions
Before entering an agreement or spending money, obtain advice appropriate to your circumstances and verify local tenancy, subletting, boarding-house, planning, building, fire-safety, insurance and business requirements. Rules vary across states, councils, properties and arrangements. Permission from an owner alone does not establish compliance with every requirement.
3. Business risk and no guaranteed outcome
Co-living is an operating business with setup costs, ongoing work and risk. Rent, vacancy, utilities, maintenance, management, finance, tax and other costs can materially affect cashflow. No income, profit, approval, tenant quality, deal or timeframe is guaranteed. A business can lose money.
4. Reading student stories and figures
Student stories describe selected individual experiences and are not necessarily typical. Unless expressly identified otherwise, reported figures come from participants or PCI’s source material and have not been independently audited. Annual figures may be annualised run rates rather than completed-year accounts. Gross rent is revenue before expenses. “Net” uses the source’s description and may not include every cost, finance charge or tax. A projection is an estimate based on assumptions, not money already earned. Case-study dates and context matter.
5. Testimonials and relationships
Quotes may be shortened for length without intentionally changing their meaning. Student experiences do not promise the same outcome for another participant. PCI founders and coaches have a commercial relationship with PCI; their own business performance must not be treated as an independent student endorsement. Any material incentive or relationship relevant to a particular endorsement should be disclosed with it.
6. Accuracy and third-party content
We aim to present information accurately, but market data, laws and service details can change. Check current primary sources and obtain professional advice where needed. Third-party links and tools have their own terms and privacy practices. A reference does not guarantee their suitability for you.

This disclaimer does not exclude, restrict or modify consumer guarantees, liability for misleading claims or any other right or remedy that cannot lawfully be excluded.
